Discovery Phase & Site Analysis:
We meet at your home to get to know each other a bit, discuss your goals for the project, timelines and constraints to the projects start/completion times, identify any risks or special parameters regarding household members health (dust etc.) , and budget expectations.(More details below in regards to budget, and why this model is the most feasible approach towards a successful planning stage) If after discussions are held it feels like a good fit for us both, we enter into agreement to begin a Comprehensive Project Evaluation.
Code & Zoning Review:
We perform a preliminary review of the Massachusetts State Building Code (780 CMR) and local zoning bylaws applicable to your property. This identifies potential hurdles before they become costly problems.
Conceptual Design & 3D Modeling:
Using Chief Architect and SketchUp, we develop initial floor plans and 3D renderings. This allows you to visualize your new space and make informed decisions. We'll go through up to two rounds of revisions to refine the concept.
Realistic Budgeting:
This is where our integrated approaches feasibility becomes obvious. Because the remodeling contractor is involved from the start, we can associate real-world costs with the design as it develops. And design a project based on actual cost estimates provided by our trade partners and material vendors, not on the latest architectural trends or what an architect "thinks" it should cost. We provide a detailed, preliminary cost analysis based on the conceptual design, outlining material allowances and labor estimates.
The Project Roadmap:
At the conclusion of this study and planning phase, you receive a complete package: conceptual drawings, a detailed scope of work, and a realistic budget analysis. This is your roadmap. You can use it to confidently move forward with us into a formal Construction Agreement.
