THE DESIGN | SCOPE| PROJECT DEVELOPMENT PROCESS
This essential service guides clients through a proven process to define project details, clearly specify deliverables, and establish investment requirements and guidelines. It effectively translates the project vision into illustrations and detailed documentation, serving as a critical blueprint for navigation. Unlike many contractors who use expensive outside planners or provide "Wild Ass Guess" estimates based on verbal exchanges, our structured process emphasizes proper preparation to ensure a successful outcome and navigate the project's planned trajectory.
The Project Development Process is highly effective for cost identification, provided the project's scope remains stable from initial visit to contract signing. However, changes and additions are common in remodeling, a specialized trade distinct from new construction, where each project presents unique and unforeseen issues. Difficulties often arise in existing homes due to previous shortcuts, sub-par products, or undiscovered conditions revealed during demolition. Since projects can evolve, our role as project directors is to proactively identify and prioritize potential budget bottlenecks before they occur.

❖As-built (draw existing floor plan), conceptual drawings, and 3-d renderings begin concurrently with budget analysis.
❖Discuss fixtures (Shower Heads,hand wands,ceiling rain heads,body sprayers etc)
❖Discuss materials and identify any specialty item allowances that may require a longer lead time. ( Allowances are just a placeholder for a monetary value for the purpose of budgeting . These are items the customer will "shop for" or select.
KEY INFORMATION
Choosing your fixtures and selections (i.e. tile or countertop types,colors,design criteria and layout changes etc.) as soon as possible is a key factor in identifying the costs of the project,long lead times etc. Shawn will help you with these issues.

❖Review floor plan revisions, and 3-d models
❖All dimensions are finalized
❖Construction issues addressed
(may need to do investigation & discovery/opening up of walls/ceilings with homeowner pre-approval)
❖Details are discussed, final changes for plan revisions if required.
❖Present budget, discuss financial agreements.
❖Present Scope of Work Documents, change as required.
❖Homeowner to finalize fixture selections (i.e. faucets,shower valve trim,toilets,lighting & switching etc)
❖Finalize material selections
❖Finalize layout of tile patterns, finishes etc
KEY INFORMATION
Depending on the size of the project, more design meetings may be necessary. Email is typically the easiest form of communication,typically (particularly for bathrooms) after the initial site visit,only one additional site visit is required to confirm dimensions etc. This is typically scheduled concurrently with the Trade Partner Walkthrough (See Below); Also note that additional plan fees may incur if more than 5 design meetings held or plan revisions made- your designer will keep you up to date and notify you in advance of any additional fees (please refer to the design and planning agreement)

❖Schedule walk-through/site visit for contractors so they can arrive at firm cost analysis/consult on design.
❖Proposal revised – typically emailed by designer
❖Contract Signing
❖Deposits or reimbursable expense procedures discussed.
❖ If time & materials or labor only payments will be made bi-weekly (every two weeks)for all labor provided along with reimbursable material expenses.
Hours are recorded via an automatic GPS “clock in” application for all onsite labor, copies of material receipts are provided via a submitted report for homeowner review.
❖PM takes over as main communication contact. ( Kitchens & Baths=Shawn)
❖Access to home is discussed (lock box,keypad entry)
❖ Contact info is exchanged
❖ Discuss any pertinent issues( pet requirements,member of household who is sick,asthma etc)
❖Contractor orders materials after contract signing and is available to answer questions/meet on-site with homeowner during project as needed
❖Construction begins 1-3 weeks after contract signing (Depending on project size and scope,it could be more like 3-5).
